Gas appliance servicing
Find out about how we make sure the gas appliances in our homes are safe
 
 

At Guinness Northern Counties we take the safety and wellbeing of our residents very seriously.  As your Landlord we have a legal requirement to carry out an Annual Gas Safety check in your home.

 

We will begin servicing in April 2008 and our service programme will be brought forward by one month each year to ensure that we keep a valid in date gas certificate for your home.

 

It is important for your health and safety that you give our gas engineers access to your home when they write to you.  They will only need one hour of your time and they will make an appointment to call at a time that is convenient to you.  If you are unable to keep this appointment please get in touch with our gas contractor immediately to make a new one.

 

Before the gas engineer visits you please make certain that your gas and electric supply is on, and if you have a pre payment meter ensure that it is in credit. 

 

The gas engineer will check the gas appliances and pipe work in your home.  Although they will check the gas pipe work to ensure there are no gas leaks they will not carry out any out any repairs to either your own gas fires or gas cookers.  They will check to see if your gas cooker has a safety chain to secure it to the wall.  If you do not have one they are legally obliged to tell you and it is your responsibility to have one fitted.  This is for your own safety in case you lean on the cooker and it tips forward whilst you may be cooking.

 

You may not have gas central heating in your home but you may have the option to have either an electric or gas cooker in your home.  Even if you have chosen not to install a gas cooker and do not have a gas meter we still have a legal requirement to carry out a safety check of the gas pipe work.  This will be a very short check and will not need much of your time.

 

The dangers of carbon monoxide are very real, so the servicing of gas appliances has become one of the association’s highest priorities. You cannot smell, see or even taste carbon monoxide, which can be given off by faulty appliances and is responsible for killing a number of people in Britain each year.

 

So to give you piece of mind please allow our gas engineer access to check your gas appliances, to ensure they are working safely.  If you do not allow the gas engineer into your home, we will take legal action to allow us access in to your property and you will have to pay the costs of this action.
