Shared ownership allows people who cannot afford to buy a home outright to buy it in stages. Purchasers buy a share of a house or flat and pay rent on the rest. A percentage of the price is paid and further shares may be bought until you own all of the property (with some exceptions for retirement schemes).  You can sell your share at any time. 

You normally buy your share with a mortgage. High street lenders are happy to loan on shared ownership properties. Ask your building society or bank about the mortgage repayments. This mortgage payment will be as well as the rent and other related costs.

As a shared owner you have the normal responsibilities of being a home owner and are responsible for paying all household bills and maintaining the property to a reasonable standard. If the property is a house the Association does not make any repairs to the property, this is your responsibility and is laid down in the Lease. If the property is a flat the Association usually maintains the exterior and communal facilities and has other responsibilities.  Any improvements you make to the property will be disregarded if you buy further shares.

You must ask us for written approval before you carry out any improvement or alteration. We will need to see the plans and details of the work you want to do. Structural alterations may require Building Regulation Approval and/or Planning Consent and we will only consider requests once these consents have been granted.
